HVAC Maintenance Guide

But that doesn’t necessarily mean that you can just get your inspection two times a year and forget about all things HVAC the rest of the time. There are some things that a homeowner can do to keep your equipment operating efficiently and running smoothly all year long. The following tips will help to keep you cool in the heat of the San Antonio summer and comfortably warm in the winter.

Check fan blades. We recommend inspecting the blades on your HVAC unit periodically to make sure they are still in good condition. Check them when they are stationary and when they are in motion to see if there are any signs of damage and wear. Notify your HVAC technician if anything is damaged.

Carbon monoxide detector. Set a reminder in your phone to do a quick test of the batteries in your carbon monoxide detector and smoke alarm at least every three months if not every month.

Clean around the outdoor unit. You never know what you’ll find gathered around the outdoor portion of an HVAC system. Leaves, debris, and who knows what else can make their way to the area around your unit. Take a quick look at what’s there and keep it clean within two feet. Don’t forget to check it for grass clippings after you mow!

A level unit. A tilted unit will not give you a steady performance in your heating and cooling or your energy costs. Check your HVAC system from time to time just to make sure that it is sitting level as it should be.

Good quality filters.

The filters in your HVAC unit need to be changed frequently to prevent your system from having to work harder than necessary. It is recommended to check the filter every month and change it when necessary — probably at least every 90 days.

When people don’t do this, they likely have a dirty filter that causes additional wear and tear on your unit and makes it difficult to keep your home comfortable efficiently. You’ll save more on efficiency than you’ll spend on filters.

Sounds and smells. Anytime your heating or cooling comes on, pay attention to any new sounds or smells that you notice. If there is anything unusual, then it may indicate that there is a problem. Maybe something has become clogged or the moving parts are no longer moving as they should.

Check refrigerant monthly. The heating and cooling that you want in your home come from the refrigerant lines that come from the outdoor unit into your home. Lines that get worn out start to leak or detach. When that happens your energy efficiency drops and you will have a hard time maintaining a comfortable amount of cool in the summer and warm air in the winter. Making sure your lines are good every month is a great idea.

Shutting registers. There’s nothing wrong with shutting some of the registers in your home. But you should max out at 20 percent of the registers being closed. Otherwise, you will put too much of a burden on your HVAC system because it is forced to work extra hard to keep your home comfortable.

Clear clogs. You don’t want mold and algae to build up and clog your HVAC system. There is a simple way to make sure that doesn’t happen. Every year you should mix bleach and one cup of water and pour it down the air conditioner condenser drain lines. This should clean out any unwanted buildup.

Shut off the humidifier. You don’t need to keep your humidifier running in the summertime. So, when the weather cools off and it gets close to time to turn on your heat, you can install a new filter and set your humidistat to 40 percent humidity. Then, turn on the water supply. Make this part of your annual maintenance plan.
